Run an apartment complex the way the law expects — a budget adopted at the AGM, contributions apportioned by share value, and every rupee accounted for.
Property is built for management corporations, not landlords. You describe the building once — property, blocks, floors and units, each with its floor area and share value — and attach owners and tenants as real contacts, because a unit routinely has both and they are not the same person: the owner is liable for the contribution and holds the vote, the tenant lives there. Each year the committee adopts a budget, and the monthly contribution is derived from it and split across the units by share value or floor area, in whole cents that add back to the pool exactly. Raise a month in one run, take payments at the office or let owners pay online, and the money always clears the oldest unpaid month first, so the arrears report tells the truth. Late fees follow the by-laws you set, with grace measured properly. The sinking fund is tracked apart and cannot be drawn on without recording the resolution that authorised it. Notices, receipts and statements print on your own stationery, and owners can sign in to see their own balance instead of ringing the office.

The committee adopts the budget for the year. You enter the expense lines, set the sinking-fund share, and approve it against the resolution number from the meeting.
The fee run shows what every unit will pay, derived from that budget by share value. You check the list, then raise the month.
An owner pays at the office, or signs in to the portal and pays the balance online. Either way it clears the oldest month first and posts the same entries.
Anyone still unpaid past the grace period appears on the arrears report and can be issued a late-payment notice.
